Local cleaning company or agency: which suits your home?

Published

When you look for help at home you will usually find three options: an independent cleaner who works for themselves, a local cleaning company, or a national agency or booking platform that matches you with someone. This post answers a common question, why use a local cleaner rather than an agency, and says where an agency may suit you better. The short answer is that the models differ less in who does the cleaning than in who is responsible when something changes.

If you are weighing up an independent cleaner instead, our post on a professional company or a private cleaner covers that choice.

How each model works

A local cleaning company recruits its own cleaners, sets its own prices and sends someone from its team. You deal with one office for bookings, changes and problems, and the people running the business usually work in the same area as their customers.

An agency or platform introduces you to a cleaner, often self-employed, and takes a fee or a share of each booking. The agency sets up the arrangement, but the day-to-day relationship and some responsibilities may sit with the cleaner. Some platforms let you pick a cleaner from profiles and reviews; others assign one.

Neither is better by definition. What matters is knowing which arrangement you are entering, so ask the question directly before you book.

Continuity and cover

Most people want the same person each week, someone who knows the house, the pets and where the hoover lives. With a company, the business decides who comes and arranges a replacement when your cleaner is on holiday or ill. With an agency, cover depends on its terms: some find a replacement, others leave it to you to rebook.

Ask what happens:

  • when your usual cleaner is away for a week
  • if your cleaner leaves altogether
  • if you would like a different cleaner

Accountability

If a vase is broken or a visit is missed, you want one clear place to go. A company answers for the people it sends; with an agency, it depends whether the cleaner is employed or self-employed. Whichever you choose, ask:

  • whether public liability insurance covers the cleaner in your home
  • how cleaners are checked before they start
  • who handles complaints, and how quickly
  • what notice you need to give to change or stop the arrangement

Get the answers in writing. Our guide on how to check a cleaning company before you hire goes through each check in more detail.

Flexibility

Both models can offer weekly, fortnightly and one-off visits. The difference shows when you need something unusual: an extra clean before guests arrive, a deep clean before you start regular visits, or a change of day. A local company can often look at its own diary and tell you straight away. On a platform, it depends on your cleaner’s availability and the platform’s booking rules.

Think also about what else you might need later. A company that offers regular domestic cleaning as well as deep, end of tenancy and carpet cleaning can handle those jobs without you finding someone new.

A checklist for either choice

  • Who employs the cleaner, and who do I pay?
  • Will I have the same cleaner each time?
  • Who arranges cover for holidays and illness?
  • Is there insurance that covers work in my home?
  • How are complaints handled?
  • What notice is needed to cancel or change visits?
  • Is the price per hour or per visit, and what is included?

If the answers are clear and match what you want, the model matters less than the people behind it.

Pro Cleaning Woking sends the same cleaner for every regular visit, where possible. Call 01483 773531 or contact us to ask us any of the questions above.
